Neighborhood Spotlight: Coeur d'Alene Place
Coeur d’Alene Place has become one of the most highly desired subdivisions in the city due to its location between Post Falls and CDA, modern and stylish homes built by Greenstone Homes, multiple parks, and easy access to many city amenities such as McEuen Park, Sherman Ave, Riverstone, Hayden Lake, and Centennial Trail.
It spans approximately one square mile from Ramsey to Atlas (East to West) and Prairie to Hanley (North to South). There have been an average of 220 or so homes sold in this area over the past several years and they continue to be highly desired and increase in value. In 2018 the average home price was $393K and after a modest 11K increase in 2019, the values shot up in 2020 to $510K. So far in 2021 the average home sale is $628K with a high of $932K and low of $325K.
The lot sizes range from .04 to almost a half acre and the home sizes can be between 1,000 square feet to almost 4,500. The majority of the homes have at least 3 beds and 2 bathrooms with the exception of some of the smaller townhomes.
There are multiple schools in the community and it also boasts tree-lined sidewalks, a paved trail network, and several parks, the largest being Bluegrass Park, which has a playground, disc golf course, splash pad and a covered area for parties. It is common to see residents walking, running, or biking throughout the community and the majority of the properties are meticulously maintained.
