September market stats are out! Overall impression is that things seem to be leveling off after a somewhat frantic 18 months.
Average sale price and price per square foot have both decreased a bit, indicating that buyers are beginning to dictate pricing again.
There are around the same number of homes available as the previous three months and properties are starting to remain on the market a bit longer, which is another indication that buyers are pushing back on some of the higher prices around town.
While it remains a "seller's market" the tide might be shifting ever so slightly.
